How is Bob’s assistance different than many agents?

Level of effort.  He demonstrates a high level of professionalism and thoroughness to ensure his clients receive top notch customer service. With an array of recommended vendors, mortgage consultants and attorneys, Bob is a valuable resource for his clients. If you are buying in an association with homeowners documents (bylaws, financials, reserve studies, board meeting minutes, etc.), Bob reads all the documents (often 400+ pages) as a second set of eyes to help you determine anything that requires further investigation. Bob also "walks the neighborhood," asking neighbors about their experience in the neighborhood. These are just a few of his practices that deliver excellent service to his clients. 

Point of View. He will tell you what you need to hear, not necessarily what you want to hear.  For example:  did you fall in love with a home when you first saw it and want to immediately write an offer?  Bob recommends looking at the home in more detail, sleeping on it, and seeing it a second time.  Perceptions often change at second showings.  Bob will also help you examine the home with a critical eye to find possible flaws. 

What is his measure of success?  

Client satisfaction, which is not measured by the amount of ratified contracts or the numbers of sales. It is based solely on Bob’s ability to put the needs of his clients first and the fiduciary responsibility he values for each client. Are you pleased with his work a year after the transaction?  Would you recommend him to friends and family?  If those answers are yes, that reflects "success."

Why did he get in this business?  

Bob enjoys helping people, from first time buyers to experienced sellers, with the largest financial transactions many will ever make. Real estate also runs in the family! His mother started a small brokerage in the 1970's which his sister currently manages. This has given Bob a wealth of experience in the real estate industry. He has seen it all – the good and the bad!

What experience helps Bob be a better agent for you? 

He has experience purchasing and/or selling detached single family homes, townhomes, low & high-rise condominiums, and commercial property, in three states.  He has also volunteered as a condominium board member, including as president, in Hawaii, and later in Arlington (Ballston). This provided an excellent education in the nuances of homeowner associations!  He is also a member of the Northern Virginia Association of Realtors (and designated a TOP  PRODUCER), and holds the Seniors Real Estate Specialist, Pricing Strategy Advisor, Military Relocation Professional and Graduate, Realtor Institute and Accredited Buyer's Representative certifications/designations.  He is licensed in Virginia and the District of Columbia and can provide referrals to excellent agents licensed in Maryland.  

Does Bob give back? 

After every transaction, he asks his clients to select a charity for him to make a donation.  For instance, the last few were: Disabled American Veterans, Coastal Conservation Association of Texas, ALS Association, Church of Jesus Christ of Latter-day Saints Humanitarian Aid Fund, Tragedy Assistance for Survivors, Thai-Laotian Brotherhood, Wounded Warriors Family Support, and a family in need.  Also, this was the third year as Admiral Sponsor for Swanson Middle Schools's Handmade Arlington craft show fundraiser held Apr 27 2019. He has also supported many other charities, including a monthly donation to Save the Children since 2009.

" This was our first home-buying experience, and we couldn't ask for a better realtor than Bob Johnson. He was referred to us by a friend and immediately felt connected with our first conversation. Being an active duty Air Force officer, and knowing that Bob was a retired AF officer, I immediately knew that we could trust him to do the best job for us. From the minute we contacted him, he was always very quick to respond to all of our calls, texts and emails. As we visited various properties, he was quick to pick up on our personal preferences and was honest in his opinion of certain properties and wouldn't steer us in the wrong direction. " This was my second transaction with Bob and the level of service he provides is far greater compared to all other agents (outside of McEnearney) that I have had experience with. Throughout the entire process, he made things as easy as possible for me. He helped to increase the show-value of my unit in a number of ways including matching and buying paint to touch-up certain areas and fixing a nickel sized on the tub. He researched and ordered the matching touch-up kit – making four trips over a week to add the layers needed for a strong repair. He also washed my enclosed balcony exterior windows, sliding glass doors, and side windows. Most importantly, his advice on list price and time to place on market led to multiple offers that resulted in selling well over list price. He also continued to help following the sale. At my request he posted and donated my section couch which saved me a 2-hour drive and removal costs. He even made extra keys for the buyers without being asked to make things easier for the buyers and their agent. It was always clear that my interests were foremost – he never made recommendations based on selfish interests. " I had sold my condo with Bob, and was looking to purchase a larger one a few months later. I didn't realize what a different perspective it would be, and Bob was instrumental throughout the process. It took a long time, and Bob was very patient. We looked at several properties the first couple of months, and I discovered I really didn't know what I wanted. Bob took each viewing personally, reminding me if a condo was "just ok" or too small or overpriced. You almost had the feeling he was purchasing the property for himself! His perspective helped me tailor my "must have" requirements. From that point forward I had confidence in when to make offers. Even then, when the price was too high given the neighborhood and comparables, Bob would step in and give a recommendation to not offer asking price. " I can't say enough good things about my experience working with Bob on my recent condo purchase. I was stationed on the West Coast and getting ready for an overseas deployment when I found out that I would be transferred to the Washington DC area after just a few months on deployment. I reached out to Bob on the recommendation of a close friend and Bob delivered! My schedule prevented me from visiting the DC Metro Area but Bob gave me the knowledge, insight, and confidence to buy a condo sight unseen. " To say that Bob did an outstanding job is to understate it! He went above and beyond my expectations and indeed set up a standard of excellence. It was my first time selling and here I really understood the value of a real estate agent. " As a first-time home seller with little knowledge of home repair and staging, I was concerned and overwhelmed with the process. My condo had aged, and I wasn’t sure what needed to be done to ready it for market. Bob performed his own home inspection of the unit and created a plan for repairs. Recommendations came with detailed reasoning and cost, and always required my approval. He oversaw multiple vendors to repaint the unit, replace the hot water heater, service the fire place, and replace the garbage disposal. Bob researched new appliances that added value to the unit without going overboard. He oversaw the purchase and installation of appliances, dealing with bumps in the road such as scheduling Arlington County to inspect the gas line. " We are first time home buyers and conducted the search for a N. Arlington home while my husband was working overseas for the year and I had a newborn baby and elementary age child. To say this was not the normal home buying experience was an understatement. Bob, however, made the process seamless. We chose Bob because he helped us get a rental home a few years ago and we have since referred him to two friends who have purchased home with him and were very happy. Bob conducted multiple showings and helped with multiple offers in what has been an extremely competitive market. He provided advice on how to structure the offers to be most competitive that we would have never known to do as novice home buyers.
