Real Estate by Design

Colleen's marketing strategy is represented by the tagline that sums up her philosophy—Real Estate By Design; a creative approach to real estate. Colleen’s sixteen years of experience in residential design, in addition to her twenty-five years of experience in renovation, restoration and new construction uniquely qualifies her as a guide to both buyers and sellers. Buyers benefit from Colleen’s ability to assess the value of  properties in need of total restoration, or simple resale—all within the context of location and an ever fluctuating real estate market. Sellers benefit from Colleen’s design-based approach in numerous ways: she is able to point out design or remodel potential to prospective buyers so that they can visualize themselves in the home; compelling staging for both showings and photographs (two very different objectives); and a rolodex of phenomenal service referrals for home upkeep, care, and cleaning.

The Devil is in the Details

Colleen's ability to quickly compile and analyze real estate market data and other relevant market information ensures that her clients always have the best information to make their property decisions. More importantly, Colleen is able to utilize this market information and turn the data into results. Her clients benefit from a consultative approach, tailored to their needs—from pricing and marketing to timelines and communication. Negotiating contracts clearly and strategically is of paramount importance and Colleen’s clients benefit from her abilities as a skilled and persuasive communicator. She is an avid adapter of new media for real estate applications while continually evaluating traditional media. Sellers benefit from Colleen’s ability to market their properties on twenty different websites like Realtor.com, Military.com, Zillow and Trulia and property specific websites created for each of Colleen’s listings.  Buyers can be anywhere; it’s important that your home is too.

Family Life

Colleen fell in love with Old Town when newly married twenty-five years ago!  Soon after, Colleen had two sons -- Jack and Peter.  She loved raising her boys in Old Town, walking to shops, restaurants, playgrounds and their pre-schools.  While staying home with her boys, Colleen went back to school for her Masters Degree in Interior Design at The Corcoran School of Interior Design.  When the boys were old enough, Colleen got her Virginia Real Estate license and fulfilled her dream of combining her background in real estate sales and interior design.  She moved to Old Town twenty-six years ago after living in Boston, her hometown, where she sold pre-construction luxury condominiums.  After college in 1982, Colleen moved to New York City, beginning her career in Real Estate with a focus on resales of smashing Soho and Tribeca lofts.  Colleen is enthusiast about her sons - the youngest is a student at the College of Charleston, the elder is working for Hubspot in Cambridge, MA.  Colleen’s favorite leisure activities revolve around discovering new interior designers, touring historic homes, combining a love of travel while looking at creative items for the home, trying new restaurants, walking the Potomac waterfront, and spending time with her family on Cape Cod.

" My husband and I selected Colleen to be our buyer's agent after seeing her at a couple of open houses in Old Town during our search for a historic home. We found her to be very knowledgeable about homes in Old Town and historic homes in particular during our open house visits and that's primarily why we asked Colleen to be our agent. My husband and I are in the hotel industry where a good personality, service orientation and intelligence is important and we tend to judge those we choose to work with / team up with, along those parameters. Colleen has these qualities. We intend to refer Colleen, and highly recommend her to a business associate considering purchasing a home in Old Town."

" Colleen Coopersmith is, undoubtedly, the best residential realtor my wife and I have ever worked with. She has represented us both as a listing and selling agent and, in both roles, Colleen has always given our interests priority. She sold our Old Town digs quickly at a premium and got us into Del Ray before the Amazon and Virginia Tech news turbocharged housing values here. If you're looking to buy or sell, sign her up "

– Matt P.

" Best agent I've ever had the pleasure to work with."

– Frank G.

" Colleen is really knowledgeable about Old Town, she knows the right people to go to with questions about land surveys and construction projects and volunteered her time on several occasions to help research issues for us at City Hall. She's really diligent and thorough and the right amount of persistent. She is also really knowledgeable about the local real estate market and how to make a competitive offer. We really value her opinions. I will recommend her to all of my acquaintances and friends!"

– Steve R.

" Colleen is a fabulous agent. She helped us get ready for the sale, going out of her way to expedite the renovations required for a full value sale and organizing the staging to show the home to its full potential. We received our asking price in the first week. She clearly knows the old town market, replied fully and helpfully to every question and handled a minor delay in closing with expertise and diplomacy. Five stars without question."

– Claude S.

" "My wife and I met Colleen during an open house in Alexandria and were highly impressed with her professionalism, knowledge of the Northern Virginia region and her dedication to supporting her clients. Since then we have worked with Colleen to sell one home and most recently to purchase our primary residence. Buying or selling a home is often one of the largest investments we’ll make during our lifetime. Having Colleen on our side has provided us the confidence that we’re being well represented and allowed us to thoroughly enjoyed the process." " Colleen is the best (not an exaggeration) real estate advisor we've ever come across. She is very knowledgeable about the local market, very patient, a great listener, very smart, and one of the most driven/focused people we've ever met. Anyone looking to purchase or sell a home would be lucky to have the opportunity to work with Colleen!"

– Nickolay B.

" Colleen is extremely knowledgeable and knows the local market inside and out. She is smart, attentive, and patient. I would highly recommend her to anyone looking to buy or sell!"

" “There are a lot of qualified real estate agents out there. But Colleen Coopersmith is much more. She had a deep understanding of the local and regional market and the underlying financial trends that have an impact on those markets. And perhaps just as importantly, she is a walking welcome wagon, who makes her Rolodex available to clients, whether it is for home repairs, making introductions to neighbors, or babysitter recommendations. There is no problem too small -- or too big -- for her to handle.” "

– Cathy C.

" “Colleen has an intimate familiarity with almost all historical homes in Old Town Alexandria where she has lived for almost 20 years. She is very close to the community and well known within it. She has raised her children there and has extensive knowledge of everything the area offers in terms of education, recreation, cultural events, history, and social opportunities. She is also a licensed interior decorator and has the perfect eye for elements of staging homes and renovating them stylishly. An extremely hard worker, she is completely dependable in meeting all her professional commitments, friendly, and is very well respected by other agents with whom she has constant interaction about the market. Although Old Town is a natural area of emphasis for her, she is equally at ease in the Belle Haven, the West End, and Rosemont communities of Alexandria as well as North Arlington. For anyone looking for real estate advice relative to buying or selling a home in these communities, Colleen would be an excellent choice as either a seller's or buyer's agent. She has personally sold me two homes in Old Town and has given invaluable advice and assistance in both transactions, which were conducted smoothly and efficiently by her in all respects.” "

" We interviewed five prospective agents for selling our home and were immediately impressed by Colleen Coopersmith. Whereas the others treated our home as if it was a standard model no different from others in the neighborhood, Colleen recognized that it was on a choice lot with exterior and interior upgrades that made it distinct. Colleen conducted a detailed market comparison and recommended a listing price, which a buyer offered on the first day that our home was on the market. Amazingly, the time between our selection of Colleen to represent us and the receipt of this full price offer was just one month, which included the holidays. Their marketing strategy centered upon the relationship among the upgraded interior, unique landscaping features, and the woods backing the house, and emphasized a serene, relaxing setting. This was visually captured in stunning interior and exterior photos supported by a narrative capturing the features that we believe give our home a unique personality. Colleen provided sound advice for, and assisted with, home staging preparations that created a warm, welcoming environment that virtually all of the nearly sixty visitors at the open house highly praised. Because of her direct participation, the preparations for staging were simple, short, and inexpensive. What we most appreciated was her hard work, attention to important details, and continuous personal involvement at each step of the process. She kept us fully aware of the competition and precisely timed the placement of our home on the market, achieving maximum sales advantage to us. Colleen made multiple visits to our home to advise on options for staging, to monitor the progress of painting and the placement of furniture and furnishings, and to ensure that the photographer captured the unique features of our home. In addition, she was in continuous communication with us, demonstrating a tremendous sense of commitment to selling our home at the best price and with the least complication. Her responses to our questions were nearly instantaneous. We knew that they were working hard on our behalf and felt completely at ease entrusting them with the sale of the home where we have happily lived for over 23 years. We recommend her without hesitation and feel very fortunate to be the beneficiaries of her customer commitment, work ethic, and sound judgment. She was completely professional, yet her warm personalities and sense of humor made working with her a true pleasure. You can do no better than choosing Colleen Coopersmith. "

" I watched in awe as Colleen Coopersmith rearranged my furniture, re-hung artwork, brought in accessories, and directed the clean out and organization of every closet in the house. She has have a background in design, her taste is impeccable, and her standards for my house are much higher than my own! Part coach, part construction worker, and part interior designer, she transformed my home. I feel like I’ve lived through an episode of HGTV and my house has evolved from “pretty good” into the kind of house I would like to buy! It was a slight bruise to my ego to learn that my furniture placement was all wrong and the paint color I had painstaking selected for the powder room was unacceptable. I thought the quilts and expensive bedding in our master bedroom were gorgeous but apparently they didn’t match the bedroom furniture and paint at all. Who knew? There is now a whole new set of linens that have been approved by Colleen, otherwise known as “the boss of me.” My husband had to take some things on the chin as well; the entertainment stand he has steadfastly refused to replace for years is no more. The dining room light fixture I’ve been complaining about since we moved in has been replaced with something new and fresh and absolutely perfect for the space. Best of all, the granite countertops that have been on my wish list for the next house are now taking up residence in my kitchen! Of course, there’s not much else in the kitchen besides those lovely countertops since functional items are not on the approved list of décor. Yesterday my sweet five year old said, “I really want to draw a picture, but there’s no paper in the house.” We are practicing the art of simple (or some might call it austere) living until our home sells. Until then, we will be dining out often and trying to remember why we are moving. "

" “Colleen is a super-woman realtor, who both sold our home for over asking price AND found us the perfect new home. She gave us all the right advice on how to get our home staged and ready for listing and then gave us insightful guidance through all of the steps to closure. If, or when, we are ready to sell or buy again, we will definitely call Colleen!” "

– Susan S.

" “Colleen is a consummate professional. She was the agent on the purchase of our home in Virginia. She spent hours showing us properties, emailing attractive listing as quickly as they came on the market so each visit was productive. However, she best demonstrated her expertise by helping push our agent on the sale of our home in New York. Best of all, she was truly fun to work with!”"

– Joan P.

" “Colleen did a great job in selling my Condo in a difficult time. She was a real partner and helped us navigate some difficult waters. She is a great agent and would be happy to engage her again!”"

– Andrea H.
